Privacy Policy

Effective date: September 15, 2026 · Applies to: STRGuru.com and related STR Guru, LLC landing pages, forms, and assessments (the “Site”), and lead forms we run on third-party platforms such as Facebook and Instagram.

1. Who we are

STR Guru, LLC (“STR Guru,” “we,” “us”) provides distribution, pricing, and operating technology services for independent short-term-rental owners. Contact: jeff@strguru.com, 2675 South Abilene Street, Suite 200, Aurora, CO 80014, USA.

2. Information we collect

You provide it: name, email address, phone number, state/market, number of properties, current booking-platform usage, and any other answers you submit through our forms, assessments (including the Airbnb Dependency Score), workshop registrations, or lead forms on Facebook/Instagram; and the contents of communications you send us.

Collected automatically: IP address, device and browser information, pages viewed, referring URLs, and interactions with the Site, via cookies and similar technologies, including analytics tools (e.g., Google Analytics) and advertising pixels (e.g., the Meta Pixel and Conversions API). These tools may set cookies or use device identifiers.

From third parties: if you submit a lead form on a platform like Facebook or Instagram, that platform provides us the information you agreed to share (typically name, email, phone, and your answers).

We do not knowingly collect information from children under 18; our services are directed to property owners.

3. How we use it

To respond to your inquiry and deliver what you requested (including your Dependency Review results); to contact you about our services by email and — only with your express consent given on the form — by phone call or text message; to operate, measure, and improve the Site and our marketing, including building advertising audiences and measuring ad performance; to provide workshop and educational content; to maintain business records; and to comply with law. Consent to calls/texts is not a condition of purchase, and you can opt out of texts at any time by replying STOP.

4. How we share it

We do not sell your personal information for money. We share it with: service providers that run our infrastructure (website/forms hosting, CRM, email and SMS delivery, scheduling, analytics); advertising platforms (e.g., Meta, Google) in connection with measurement and audience features, which may constitute “targeted advertising” under some state laws — you can opt out as described in Section 6; professional advisors (lawyers, accountants) as needed; successors in a merger, acquisition, or asset sale; and authorities where required by law or to protect rights and safety.

5. Cookies, analytics, and ad tech

The Site uses cookies and pixels for functionality, analytics, and advertising measurement/retargeting. You can control cookies through your browser settings; industry opt-outs are available at optout.aboutads.info and via Meta's and Google's ad-preference tools. If we add a cookie-consent banner, its choices control where they apply.

6. Your choices and rights

You may: unsubscribe from marketing email via the link in any message; reply STOP to end texts; ask us to access, correct, or delete personal information we hold about you, or to opt out of targeted advertising, by emailing jeff@strguru.com. We honor these requests voluntarily regardless of whether a specific state privacy law applies to us, and we will verify requests reasonably. Residents of states with comprehensive privacy laws (including Colorado) may have additional statutory rights where those laws apply, including the right to appeal a refusal — appeals go to the same address, and Colorado residents may contact the Colorado Attorney General if unsatisfied.

7. Retention and security

We keep personal information as long as reasonably needed for the purposes above — leads and client records are kept while the relationship is active and for three (3) years afterward for legal and business purposes — then delete or de-identify it. We use commercially reasonable safeguards (access controls, encryption in transit, credential management); no method is 100% secure.

8. AI-generated content disclosure

Some STR Guru marketing videos feature AI-generated presenters. This is a content practice, not a data practice: it does not change what information we collect, and interactions with our forms and staff are handled as described in this policy. Assessments such as the Airbnb Dependency Score produce indicative results based on your answers and are informational only.

9. Changes and contact
